Start with daily life

What Pasco County feels like before you choose a neighborhood.

Pasco County stretches from established Gulf-side communities through fast-growing Wesley Chapel to Dade City and Zephyrhills in the east. West, central and east Pasco offer different housing, road, healthcare and employment patterns, so the county name alone does not describe the move.

Healthcare, construction, retail, logistics, education and service businesses continue to grow, while many households commute toward Hillsborough County. I-75, the Suncoast Parkway, U.S. 19 and SR 54/SR 56 organize daily travel and can make interchange proximity more important than straight-line distance.

A scouting trip should cross at least two parts of Pasco. Compare an established west-county neighborhood with a newer central corridor or an east-county town, drive the Tampa route if needed, and verify roads, utilities, schools, flood information and planned development for the exact address.

Relocation decision desk

Six checks before Pasco County becomes the answer.

Do not rely on a countywide impression for an address-level decision. Use these questions during the shortlist, scouting and offer stages.

Choose west, central or east Pasco

Match the home to the employment and service corridor; crossing the county east-west can become the repeated burden.

Open economic data ↗

Drive the Tampa commute past the interchange

Test I-75, the Suncoast Parkway or U.S. 19 from the actual neighborhood, including the surface-road approach.

Open economic data ↗

Review growth around the property

Check approved development, road projects, construction access and future land use rather than judging only today’s view.

Open Census estimates ↗

Confirm utilities and site conditions

Verify water, sewer, well, septic, drainage, road responsibility and broadband for the exact parcel, especially outside dense growth corridors.

Find a county official ↗

Map healthcare by part of county

New facilities are expanding access, but specialty and hospital trips vary widely between west, central and east Pasco.

Price Gulf and river exposure

In west Pasco, review flood, evacuation, elevation, drainage, roof and insurance options; inland addresses still require wind and rain planning.

Communities to compare

Begin with the county’s major places.

These are starting points, not a ranking. Add nearby towns and neighborhoods as you learn your daily route and housing priorities.

New Port Richey

New Port Richey provides a historic riverfront center and access to established west-county neighborhoods near the Gulf. Compare city services with unincorporated mailing areas, then review flood, evacuation and U.S. 19 travel.

Wesley Chapel

Wesley Chapel is a major growth center near I-75 and SR 56 with newer communities, healthcare, retail and access toward Tampa. Review association costs, construction timing, school assignment and the complete commute beyond the interchange.

Dade City

Dade City offers a smaller historic county-seat setting, rolling terrain and rural surroundings in east Pasco. Confirm well or septic conditions, broadband, road access and travel to major healthcare or employment centers.

Zephyrhills

Zephyrhills combines an established small city, retirement communities and expanding development near the Hillsborough and Polk lines. Compare older housing with newer options and test routes toward Tampa, Lakeland or Wesley Chapel.

Pasco contains three different growth stories

Established Gulf communities, the Wesley Chapel and SR 54 growth corridor, and east-county towns offer distinct housing ages, services, road patterns and lifestyle tradeoffs.

Local growth meets Tampa employment

Healthcare, retail, construction and services have expanded within Pasco, while many residents still travel south. The household’s job mix determines whether a community is convenient.

Healthcare follows the growth corridors

West and central Pasco have expanding hospital and medical networks, while rural areas may involve longer specialty trips. Test both routine and urgent access.

Highways help but do not solve surface traffic

I-75, the Suncoast Parkway, U.S. 19 and SR 54/SR 56 provide regional connections. The neighborhood-to-highway segment often determines the commute.

Coastal and inland risks differ

West-county storm surge and flooding require close review, while inland properties need drainage, wind, access and outage planning. Use the address, not the ZIP code, for verification.

WATER & COAST

Werner-Boyce Salt Springs State Park

The park protects about four miles of coast near Port Richey, a stretch of salt marsh, mangrove and coastal hammock that would otherwise have been built on. Its name comes from a saltwater spring measured at roughly 320 feet deep, which is a considerable hole in the ground; it is not open to visitors and there is no way to see it.

HISTORY & HERITAGE

Historic Downtown Dade City

Dade City sits in the hills of east Pasco County, well away from the Gulf beaches and the Tampa sprawl, and it has kept a downtown of the kind most Florida towns lost. The Pasco County courthouse stands at the middle of it, and the streets around hold brick commercial buildings, antique shops, restaurants and a working main street rather than a restored one.

WATER & COAST

Anclote River Park

The park sits at 1119 Baillies Bluff Road in Holiday, where the Anclote River meets the Gulf, and it is the main public water access on this part of the Pasco coast. The boat ramp is the reason most people come; it operates around the clock for launching and retrieving, and it puts boats within easy reach of Anclote Key and the offshore flats.

PARKS & OUTDOORS

James E. Grey Preserve

The preserve takes up 80 acres at 6938 Plathe Road, close to downtown New Port Richey, which makes it unusual: this is genuine river bottom rather than a landscaped park, and it sits inside the city. The Pithlachascotee River, known locally as the Cotee, runs through it.

PARKS & OUTDOORS

Starkey Ranch District Park

The park opened on October 31, 2017, at 2500 Heart Pine Drive, off the main entrance to the Starkey Ranch development in Odessa. It came out of an arrangement between Pasco County, Pasco County Schools and the developer Wheelock Street Capital, described at the time as the first public and private partnership of its kind in the county.

PARKS & OUTDOORS

SunWest Park

The lake here was a limestone mine. When the digging stopped, the pit filled with clear water and the county turned it into a park at 17362 Old Dixie Highway in Hudson, just off US 19.

WATER & COAST

Withlacoochee River Park

The park sits at 12449 Withlacoochee Boulevard east of Dade City, where high sandhill drops away into low riverine swamp within a few hundred yards. That range of ground in a small park is what makes the walking interesting: dry oak and pine on the ridges, then cypress and black water down by the river.

FLORIDA PLACE TO EXPLORE

Giraffe Ranch

The ranch sits on 47 acres in east Pasco County next to the Green Swamp, about 45 minutes north of Tampa, and has been family owned and run for more than twenty years. It is licensed as an agritourism operation with the United States Department of Agriculture and regulated by the state agriculture department and the Florida Fish and Wildlife Conservation Commission.

FLORIDA PLACE TO EXPLORE

Snowcat Ridge

Snowcat Ridge opened in 2020 at 27839 Saint Joe Road in Dade City, on the same ground as the TreeHoppers ropes course, and calls itself Florida's first alpine snow park. The centerpiece is a tubing hill 60 feet high and 400 feet long, covered in real snow rather than a plastic substitute, with riders carried up and sent back down on inflatable tubes.

STANDARD PUBLIC BEACH03

SunWest Park Beach

Pasco County, Florida

17362 Old Dixie Highway in Hudson, in northwest Pasco just off Highway 19, built around a former limestone mine known locally as SunWest Mines. The water is a 70-acre spring-fed lake and the white sand around it makes the beach. Wakeboarding on a cable system, an aqua park and paddle boarding on the lake are run by The Lift Adventure Park. Open seven days a week from dawn to dusk. A day pass is $5, paid by card because the park takes no cash, and a year pass is $30 for a Pasco resident and $50 for everybody else. No pets, no alcohol and no grills.
