Start with daily life

What Hillsborough County feels like before you choose a neighborhood.

Hillsborough County places Tampa’s urban core, Port Tampa Bay, the airport, university and medical districts, established suburbs, fast-growing south-county communities and Plant City’s agricultural landscape inside one large county. The useful question is not simply whether to live in Tampa, but which side of the bay-area job and transportation network fits daily life.

Finance, healthcare, logistics, education, technology, tourism, construction and port activity support multiple employment centers. A downtown or Westshore worker faces a different commute calculation from someone based near USF, the I-75 corridor, MacDill Air Force Base or Plant City.

On a scouting trip, cross the routes that define the shortlist: I-275, I-75, the Selmon Expressway and the major surface roads. Then compare flood and evacuation information, roof and drainage conditions, school assignment and medical access for a real address rather than relying on a broad Tampa label.

Relocation decision desk

Six checks before Hillsborough County becomes the answer.

Do not rely on a countywide impression for an address-level decision. Use these questions during the shortlist, scouting and offer stages.

Choose the Tampa job center first

Map the actual destination—downtown, Westshore, MacDill, USF, the port, Brandon or I-75—before assuming a countywide commute.

Open economic data ↗

Check flood and evacuation separately

Flood zones and hurricane evacuation zones answer different questions. Review both, plus elevation and road access, for the exact address.

Open insurance guidance ↗

Drive the bottleneck

Test I-275, I-75, the Selmon Expressway or the major surface-road segment at the hour your household would depend on it.

Open economic data ↗

Price older and newer construction honestly

Compare roof, electrical, plumbing, wind mitigation and flood exposure in established areas with association costs, taxes and construction traffic in new communities.

Find a county official ↗

Map hospitals and specialty care

Tampa has major medical systems, but travel across the county can be substantial. Confirm routine and specialty routes from the neighborhood.

Open health data ↗

Verify services outside city limits

A Tampa mailing address may be unincorporated. Confirm municipality, utilities, trash, fire service, taxes and permitting for the parcel.

Open Census estimates ↗

Communities to compare

Begin with the county’s major places.

These are starting points, not a ranking. Add nearby towns and neighborhoods as you learn your daily route and housing priorities.

Tampa

Tampa includes downtown and Channel District living, historic neighborhoods, Westshore employment, South Tampa, university-area communities and broad suburban sections. Narrow the city by work corridor and flood exposure before comparing properties.

Plant City

Plant City offers a smaller historic center, agricultural surroundings and direct I-4 access between Tampa and Lakeland. Test the commute in both directions and compare city neighborhoods with rural or unincorporated parcels that may use wells, septic systems or longer service routes.

Temple Terrace

Temple Terrace is a compact independent city beside the USF and medical corridor, with established neighborhoods and Hillsborough River access. Verify city services, flood conditions and travel patterns around Fowler Avenue, Busch Boulevard and I-75.

Riverview

Riverview is a major south-county growth area with extensive subdivisions and access toward I-75 and the Selmon Expressway. Compare individual developments by association costs, school assignment, road capacity and the exact drive into Tampa rather than treating the whole mailing area as interchangeable.

One county, several housing markets

Urban condos, historic bungalows, established suburbs, master-planned growth and rural east-county properties carry different tax, insurance, maintenance and transportation profiles. Compare within the same job corridor.

Employment is metropolitan, not centralized

Downtown, Westshore, the port, MacDill, USF and the I-75 corridor each pull traffic in different directions. Two-worker households should build a route plan before a property shortlist.

Healthcare and universities are major anchors

Tampa General, USF Health, Moffitt and other systems create strong care and education options, especially near central Tampa and the university district. Distance and bridge-free access still matter.

Expressways help—and concentrate traffic

I-4, I-75, I-275 and the Selmon Expressway connect the county, while fast-growing surface corridors can become the daily constraint. Test normal and alternate routes before choosing.

Water risk changes block by block

Bay, river, low-lying and inland addresses can have very different flood and evacuation realities. Price coverage and understand the route out before treating a neighborhood as storm-ready.

THEME PARK & ENTERTAINMENT

Busch Gardens Tampa Bay

Anheuser-Busch opened the gates on March 31, 1959, as a garden and hospitality center beside its Tampa brewery, and admission was free for years. The park grew into one of the larger attractions in Florida, and it now covers about 335 acres under the ownership of United Parks & Resorts.

WATER & COAST

Tampa Riverwalk

Mayor Bill Poe first proposed a public walkway along the river in the 1970s, and it took until 2016 for the pieces to be joined into a continuous route. The finished path runs about 2.6 miles from the Channel District at the south end to Tampa Heights at the north, tracing the east bank of the Hillsborough River and crossing on bridges where it has to.

HISTORY & HERITAGE

Ybor City Historic District

Vicente Martinez Ybor, a Spanish cigar manufacturer who had moved his operation from Cuba to Key West, bought scrubland northeast of Tampa in 1885 and began building a company town the following year. Workers came from Cuba, Spain, Italy and Romania, and the neighborhood they made had its own mutual aid societies, clubs, bakeries and newspapers alongside the factories.

WILDLIFE & CONSERVATION

The Florida Aquarium

The Florida Aquarium opened on March 31, 1995, in the Channel District, in a building of about 250,000 square feet under a glass dome. The galleries follow a drop of water from a Florida spring out to the open Gulf, so a visitor moves through a wetlands walk with otters and free-flying birds, then bays and beaches, then a coral reef, and finally the ocean.

WILDLIFE & CONSERVATION

ZooTampa at Lowry Park

The zoo grew out of a small animal exhibit at the University of Tampa in the 1930s and moved to its present site beside Lowry Park in 1957, when it was called the Tampa Fairyland Zoo. It was closed, rebuilt and reopened in 1988 as a modern zoo, and took the name ZooTampa at Lowry Park in 2018.

MUSEUM & CULTURE

Museum of Science & Industry

The museum began in 1962 as the Museum of Science and Natural History, became the Hillsborough County Museum in 1967 and the Museum of Science & Industry in 1976. It opened to the public at 4801 East Fowler Avenue on January 23, 1982, next to the University of South Florida and joined to it by a pedestrian bridge.

FLORIDA PLACE TO EXPLORE

Tampa Theatre

Ground was broken on April 12, 1925, and the theater opened on October 15, 1926. John Eberson designed it as an atmospheric theater, a kind of movie palace meant to feel like an outdoor courtyard at night.

MUSEUM & CULTURE

Tampa Bay History Center

Tampa businessman J. Thomas Touchton and a group of civic leaders began the effort in 1989, and after a long campaign the permanent building opened on January 17, 2009, at 801 Water Street, on the edge of Cotanchobee Fort Brooke Park beside the Garrison Channel.

MUSEUM & CULTURE

Glazer Children's Museum

The museum carries on from Kid City, an outdoor miniature town beside the zoo that ran from 1989 to 2003 and drew more than 750,000 visitors before it closed. The Glazer Family Foundation gave five million dollars toward a replacement, and the building that carries their name opened on September 25, 2010, in downtown Tampa, between Curtis Hixon Waterfront Park and the Tampa Riverwalk, next door to the Tampa Museum of Art.

WATER & COAST

Lettuce Lake Conservation Park

Hillsborough County opened the park in 1982 at 6920 East Fletcher Avenue, on land inside the natural floodplain of the Hillsborough River. The ground is a mix of hardwood swamp, oak hammock and pine flatwoods, and the lake itself is not really a lake but a wide slow bend of the river covered in water lettuce, which is where the name comes from.

PARKS & OUTDOORS

Ballast Point Park

The point takes its name from sailing ships that dumped ballast stone here before loading cargo. In 1892 Chester and Emelia Chapin built the Ballast Point Pavilion at the end of a trolley line run by the Consumers Electric Light and Street Railway Company, and named the grounds Jules Verne Park after the French writer, who had put Tampa in his 1865 novel about a voyage to the moon.

FLORIDA PLACE TO EXPLORE

Dinosaur World

Dinosaur World opened off Interstate 4 in Plant City in November 1998, the first of three parks in a small chain that later added locations in Glen Rose, Texas and Cave City, Kentucky. Christer Svensson made the sculptures.

WATER & COAST

Curtis Hixon Waterfront Park

Curtis Hixon Hall, Tampa's first convention center, stood here from 1965 until it was demolished in 1993. A smaller park held the ground afterward, and the present version opened in 2010 after landscape architect Thomas Balsley reworked the space to open the view from Ashley Drive clear across to the river.

MUSEUM & CULTURE

American Victory Ship & Museum

California Shipbuilding in Los Angeles built her in 55 days and delivered her to the War Shipping Administration on May 24, 1945, one of more than 500 Victory ships turned out that year. She carried cargo in the last months of the Second World War, served in the Korean War between 1951 and 1954, including the grim job of bringing home the bodies of 370 American servicemen, and hauled equipment and ammunition to Vietnam from 1966 to 1969.

PARKS & OUTDOORS

Sparkman Wharf

Channelside Bay Plaza opened in the early 2000s as an enclosed shopping and entertainment center and steadily emptied out until it was close to abandoned. Strategic Property Partners took it on as part of the Water Street Tampa development, tore off a wing to open the building toward the water, and reopened the site as Sparkman Wharf on November 30, 2018.
