How much house can I afford on a typical Florida income?

Florida's median household income is $74,568 a year, by the Census Bureau's American Community Survey, published January 2026: half of Florida households earn more than that and half earn less.

That is $6,214 a month. What a lender measures against your monthly income is what you would pay each month, not the price of the house: the new house payment with its taxes and insurance, plus any car loan, card or other debt. Fannie Mae's rules for the home loans it buys let those come to $2,237 a month (36 percent) on a loan a lender approves by hand, $2,796 (45 percent) with the credit score and savings left after closing that it asks for, and $3,107 (50 percent) through its automated approval system. At $50,000 a year, $4,167 a month, the same limits come to $1,500, $1,875 and $2,083. The mortgage rate, the down payment, the taxes and the insurance turn a price into a monthly payment, and a lender works that out for a particular house. For prices: in the three months to June 2026 the typical home sold for under $300,000 in 21 of Florida's 67 counties. Most are small and rural, but three are larger counties with hospitals and shopping: Marion, around Ocala; Citrus, around Crystal River and Inverness; and Highlands, around Sebring. Polk County, between Tampa and Orlando, is just over that line. In the coastal metros the typical condo sold for $300,000 or less in Broward, Palm Beach, Pinellas, Brevard, Lee, Manatee, Volusia, St. Lucie, Charlotte and Martin, and around Orlando, Tampa, Jacksonville and Gainesville too. Only Madison, Hamilton and Holmes had a typical home under $200,000. Household incomes differ by county as well; each county card below shows that county's own median beside its home prices.
