Where can I afford to live near the water in Florida?

The lowest-priced part of Florida's coast is the Gulf shore of the Big Bend and the Nature Coast.

In the three months to June 2026 the typical home sold for under $250,000 in Taylor County (Steinhatchee, Keaton Beach), under $260,000 in Dixie County (Horseshoe Beach) and under $280,000 in Citrus County (Crystal River, Homosassa), and for under $325,000 in Levy County (Cedar Key) and Wakulla County (St. Marks, Panacea). Taylor, Dixie, Levy and Wakulla each have fewer than 50,000 people, and where so few homes sell in a quarter the figure moves more from one report to the next. Much of that shore is marsh, rivers and springs, and its beaches are small. For white sand with a city close by, Escambia County (Pensacola, with Pensacola Beach and Perdido Key) and Duval County (Jacksonville, with Atlantic Beach and Jacksonville Beach) had typical homes under $330,000. A condo costs less: in May 2026 the typical condo sold for under $150,000 in Pasco and Indian River counties and under $175,000 in Citrus. Near the water the price is only part of the cost. A homeowners policy does not cover flooding, so before an offer, price a flood policy for the address and look up its evacuation zone. Florida takes no income tax from Social Security, and once you own and live in the home, the homestead exemption lowers the tax.

Do I need flood insurance in Florida?
