Fannie Mae's rules for the home loans it buys let those come to $3,000 a month (36 percent) on a loan a lender approves by hand, $3,750 (45 percent) with the credit score and savings left after closing that it asks for, and $4,167 (50 percent) through its automated approval system. The mortgage rate, the down payment, the taxes and the insurance turn a price into a monthly payment, and a lender works that out for a particular house. For prices: in Redfin's latest figures, the three months to June 2026 for most counties, the typical home sold for $400,000 or less in 49 of Florida's 67 counties, including most of the large ones: Duval around Jacksonville, Polk around Lakeland, Lee around Fort Myers and Cape Coral, Brevard, Volusia, Pasco, Lake, Osceola, St. Lucie, Escambia around Pensacola, Leon around Tallahassee and Alachua around Gainesville. The 18 counties above $400,000 are the places people picture first: Miami-Dade, Broward and Palm Beach; Hillsborough and Pinellas around Tampa; Orange and Seminole around Orlando; Sarasota, Manatee and Collier on the southwest coast; St. Johns and Nassau near Jacksonville; Walton and Gulf on the Panhandle coast; Monroe in the Keys; and Martin, Franklin and Jefferson. In most of the metro ones the typical condo sold for $400,000 or less. In Collier, Walton, Nassau and the Keys even the typical condo was above $400,000.
