How much house can I afford in Florida?

What a lender measures against your monthly income is what you would pay each month, not the price of the house: the new house payment with its taxes and insurance, plus any car loan, card or other debt.

Fannie Mae's rules for the home loans it buys cap that at 36 percent of monthly income on a loan a lender approves by hand, 45 percent with the credit score and savings left after closing that it asks for, and 50 percent through its automated approval system. The mortgage rate, the down payment, the taxes and the insurance turn a price into a monthly payment, and a lender works that out for a particular house. For prices: in the three months to June 2026 the typical home sold for under $300,000 in 21 of Florida's 67 counties, almost all of them in the rural north, the Panhandle and the inland middle of the state. It sold for $400,000 or less in 49 counties, which takes in Jacksonville, Lakeland, Fort Myers and Cape Coral, the Space Coast, Daytona, Pensacola, Tallahassee and Gainesville. Only three counties were over $600,000: Collier, Walton and Monroe. A condo changes the arithmetic in the big metros: in Broward, Palm Beach, Pinellas, Orange and Hillsborough the typical condo sold for well under the typical house. Insurance can decide whether a particular house works, so price a policy on the actual address before you make an offer.
