Sunrise Florida

Understand the region.
Then choose the county.

The 1stFlorida Atlantic Coast guide follows the eastern shoreline from the nation’s oldest city through the Space Coast and south toward the Treasure Coast. It connects historic downtowns, barrier-island neighborhoods, aerospace communities, surf towns, ports, estuaries and fast-growing mainland cities.

The region can feel completely different from one county to the next. St. Johns blends historic character with newer communities; Volusia balances beach cities with an inland university town; Brevard pairs aerospace and defense with coastal living; and Indian River, St. Lucie and Martin move toward a quieter Treasure Coast rhythm. The guide is designed to help a future resident compare those differences before choosing a county.

How this guide is organized1stFlorida uses six practical relocation regions so every Florida county appears once. These are navigation regions, not official government boundaries.

Five relocation lenses

What to examine before you choose.

These are the regional questions. The exact answer changes by county, city, neighborhood and property.

Housing & communities

Choices range from historic urban neighborhoods and master-planned suburbs to mainland value markets, riverfront enclaves and barrier-island homes. Insurance, flood exposure, wind mitigation, condo rules and commute patterns deserve county-by-county review.

Work & industry

Aerospace and defense are especially visible in Brevard, while ports, education, healthcare, tourism, construction, marine trades and logistics support employment throughout the corridor.

Healthcare & education

Major hospital systems, state colleges, universities and technical programs are distributed along the coast. Families should compare individual districts and schools using current state reports rather than a regional average.

Getting around

Interstate 95 is the main north-south spine, with U.S. 1 and A1A serving coastal communities. Beachside-to-mainland bridges can shape daily travel, while airports in Jacksonville, Daytona Beach, Melbourne and nearby Orlando broaden access.

Climate readiness

Coastal wind, flood and storm-surge exposure varies sharply by neighborhood. Verify the exact property’s evacuation zone, flood information, building features and insurance requirements before committing.
