Which Florida counties are the most expensive to buy a home in?

By typical sale price in the three months to June 2026, the ten highest are Monroe, Walton, Collier, Miami-Dade, Palm Beach, Nassau, Franklin, St. Johns, Martin and Broward.

Monroe, which is the Keys, is the only county over a million dollars: island land is scarce and most of it touches the water. Walton is second on the strength of the 30A beach towns, and Franklin, with Apalachicola and St. George Island, is high for the same reason on a much smaller scale. Collier is Naples and Marco Island. St. Johns and Nassau are the growing counties south and north of Jacksonville, with Ponte Vedra, St. Augustine and Amelia Island. In every one of them the county figure hides a wide spread: a home inland or an older condo can cost a fraction of a house on the water.

How does Florida's homestead exemption work?

If you own your home and it is your permanent residence on January 1, you can file for the homestead exemption with the county property appraiser by March 1, and it lowers that year's tax bill.

How much are property taxes in Florida?

There is no single Florida rate. Your bill is the home's assessed value, minus any exemptions, times the millage rates set each year by the county, the city if you live in one, the school board and any special districts, so two houses of the same price in neighboring towns can pay different amounts.

Does Florida have a state income tax?

No. Florida does not tax personal income, so wages, pensions, withdrawals from an IRA or a 401(k), and Social Security are all free of state income tax, and there is no inheritance tax or gift tax either.
