How do property taxes work in Brevard County, Florida?

In Brevard, the Property Appraiser sets each property's value, local boards set the tax rates, and the Tax Collector mails the bills around November 1.

The Property Appraiser values every property as of January 1. In August it mails a notice of proposed taxes, called the TRIM notice. The county commission, school board, cities and other taxing bodies then set the rates. The Property Appraiser has no say in the total amount of tax.

Paying early earns a discount: 4 percent in the first 30 days after the bills are mailed, 3 percent in December, 2 percent in January and 1 percent in February. March has no discount. Unpaid taxes become delinquent on April 1, when a 3 percent minimum charge is added. You can also pay in quarterly installments in June, September, December and March if you apply before May 1.

If you own a home and make it your permanent residence by January 1, apply for the homestead exemption by March 1. Florida law exempts the first $25,000 of assessed value from all property taxes, and a second $25,000, adjusted each year for inflation, on assessed value above $50,000 from taxes other than school taxes. After the first year, the assessed value cannot rise more than 3 percent a year, or the change in the Consumer Price Index if that is lower. After a sale, the home is reassessed at market value the next January 1, so the seller's bill is not a guide to yours.

The Brevard County Property Appraiser handles values and exemptions, with offices in Titusville (321-264-6700), Viera (321-690-6880), Melbourne (321-255-4440) and Palm Bay (321-952-4574). The Brevard County Tax Collector sends the bills and takes payments: 321-264-6969 in north Brevard, 321-633-2199 in south Brevard.

How much are property taxes in Florida?

There is no single Florida rate. Your bill is the home's assessed value, minus any exemptions, times the millage rates set each year by the county, the city if you live in one, the school board and any special districts, so two houses of the same price in neighboring towns can pay different amounts.
