For people coming to Florida, and people already living here.

Elena Marlowe of Coastal Key Realty Group

Finding the right county first, then the right house.

Works with buyers moving into a county they do not know, whether they are arriving from another state or moving across Florida from one they have outgrown. The first job is narrowing where, not showing what is for sale, because the wrong town is the expensive mistake and it is the one that is hardest to undo.

Who runs it

Has sold Florida property for fourteen years, arrived here from somewhere else, and has moved twice within the state since. Between those two things, most of this practice.

The person you speak to first is the person who shows you the houses. Nothing is handed to somebody else once you are interested.

What they do

  • 01
    Buyer representation

Working for the buyer, not the seller, on a purchase in a county you have not lived in.

  • 02
Narrowing the county, or the part of it

Before any address. Which part of Florida actually suits how you intend to live. For somebody already here, the county may be settled and the question is which side of it.

  • 03
    Video touring

Walking a house on camera for somebody still two states away, or four hours up the coast, in enough detail to rule it out.

  • 04
    New construction

Buying from a builder is a different negotiation from buying from an owner, and the builder's agent works for the builder.

  • 05
    Waterfront and condominium

Both carry rules, fees and insurance questions that do not apply to an ordinary house.

  • 06
    Selling a Florida house

For owners leaving the state, or moving within it.

Who it does not suit

It does not suit somebody who already knows the street they want and needs only a door opened, anybody buying to repair and resell, which is a different business, or a buyer looking for the cheapest commission rather than the most local knowledge.

How a move gets done

  • 1
    What you actually need

Before any listing. Work, schools, water, how far you will drive, what weather you will accept.

  • 2
    The county is narrowed

Two or three, not all of them, and the reasons are given out loud.

  • 3
    Communities inside the county

A county is not one place. This is where most of the difference in price and in daily life sits.

  • 4
    Seeing them

In person if you are here, on camera if you are not, and honestly enough that you can say no.

  • 5
    The offer

Written, negotiated, and explained before you sign it.

  • 6
    Inspection, financing and closing

Coordinated from wherever you are, including from another state.

Who it suits

This suits people moving to Florida from another state, and people already here who are moving to a county they do not know. It suits anyone not yet certain which county, or which part of one, and anyone buying before they have ever lived in the area. It suits a first purchase here after renting, and it suits owners selling one Florida house and buying another somewhere else in the state.

What a house costs, and what it costs to own it here, are answered on the actual property - not before you have seen one.
