In Florida you are buying two reports, not one, and only one of them is written for you.

Renee Alcott has inspected Florida houses since 2012 - the pre-purchase inspection, plus the wind mitigation and four-point reports an insurer asks for before it will write a policy. She goes into the attic herself, she writes the report the same day, and she will tell you standing on the driveway whether what she found is worth walking away from.

Who runs it

She does the inspection herself, and the attic is not optional. Most of what decides a Florida house sits above the ceiling: the roof deck, how it is fastened down, where the water has been, and whether the ducts are doing anything at all.

The report comes back the same day. An inspection period is short, and a report that lands on the last afternoon of it leaves you nothing you can actually do.

    Roof, structure, electrics, plumbing, air conditioning, and everything the listing photographs did not show.

    Wind mitigation report

    The form your insurer reads. It is a separate document from the inspection and most buyers do not know to ask for it.

    Roof, electrical, plumbing and air conditioning on their own. An older Florida house is often not insurable without one.

    Behind stucco, under windows, around a shower wall. Meters rather than an opinion.

    Before you close on a new build, while the builder still has a reason to come back and fix it.

    Re-inspection

    After the repairs. Somebody has to check the work was actually done, and done properly.

Who it does not suit

It does not suit somebody who wants a report that says what the seller would like it to say, anybody after a verbal opinion with nothing written down, or commercial buildings and multi-family blocks, which are a different business.

Who it suits

This suits anyone buying a Florida house, new or old. It suits a house more than twenty years old, where an insurer will ask for a four-point before it writes anything, and a buyer who wants the wind mitigation report done at the same visit. It suits a new build, checked before the builder's warranty starts running, and a house with stucco cracks, a stain on a ceiling or a smell nobody can place. It suits a short inspection period that is already running.
