Most of what decides how a Florida house turns out is settled before the ground is touched.

Sunstate builds new houses in Florida, on land a buyer already owns and on lots in communities where the groundwork is finished. Most people who come in have built somewhere else or have never built at all, and the first job is saying what Florida asks for that their last state did not.

Who runs it

The owner walks the land before anything is drawn. What the ground is, where the water goes, which way the house should face and what the setbacks leave you are all easier to settle standing on the lot than on paper.

You are told what a change does to the schedule before you are asked to decide on it. Most delays on a build are not the building. They are a decision left open too long.

    New home construction

    A plan that is already drawn and has already been built before. The plan is settled, your choices are the finishes, and it is the quickest of the routes here.

    Custom homes

    Drawn for one family on one piece of land. It takes longer, because every decision is yours, and the drawings are finished before anything is ordered.

    New communities

    Choosing the land, in places where the roads, drainage and utilities are already in. What the community rules allow, and what they do not, is read to you before you pick a lot rather than after.

    Build on your lot

    Building on land you already own. The lot is looked at first: what the soil is, how the ground drains, what the setbacks leave you, and whether what you want will fit on it.

    Design-build planning

    Drawing and building under one roof, so the person drawing it knows what it takes to build. A change is settled when it is made rather than discovered at the end.

    Warranty and service

    What is covered after you move in, for how long, and who to call. Handed to you in writing at closing rather than explained at the door.

Who it does not suit

It does not suit somebody who wants a house started before the drawings are finished, anybody looking for repairs, remodeling or an addition to a house that already stands, or somebody who wants a completion date promised before the permits are in.

How a build comes together

    The land is looked at first

    Before any drawing. What the ground is, how it drains, where the setbacks fall, and what will actually fit on it.

    What Florida asks for

    Wind, elevation and permitting are not what they were in the state you came from. What that changes about the house is explained before it is drawn.

    The drawings get finished

    Finished, not nearly finished. Ordering against a drawing that is still moving is where most of the trouble on a build starts.

    Permits and approvals

    The county, and the community if there is one. This is the longest part and the part nobody can speed up.

    It gets built in stages

    Slab, walls, roof, windows, the rough work, drywall, then finishes. You are told what stage it is at and what comes next.

    Walk it before you close

    A list made on the walk, the list finished, and then closing. What the warranty covers is handed to you in writing.

Who it suits

This suits anyone moving to Florida who has built somewhere else and expects the same rules to apply. It suits a buyer who already owns land and does not yet know what will fit on it, and a buyer who wants a lot in a community where the groundwork is finished. It suits somebody who would rather be told what a decision does to the schedule than find it out later.

Walk the land with the builder before anything is drawn. Most of what goes wrong later is settled in that hour.
