What should I know about a home with a pool in Florida?

Florida's pool safety law, which dates from 2000, says a new pool at a house or townhouse must have at least one of five safety features before it passes its final inspection.

The choices are a barrier at least 4 feet high on the outside with no gap a young child could crawl under, squeeze through or climb over, and gates that open away from the pool and close and latch by themselves; an approved safety cover; an alarm on every door and window that opens to the pool; a self-closing, self-latching device on every door to the pool, with its release at least 54 inches above the floor; or a pool alarm that sounds when someone enters the water. A wall of the house can be part of the barrier if no door or window in it opens to the pool. The law covers in-ground and above-ground pools, hot tubs and fixed spas that hold water more than 24 inches deep, and the builder or pool contractor must give the buyer a copy of its requirements. Not having a safety feature on a new pool is a misdemeanor. When you buy a home with an older pool, check which of these it has. The Department of Health puts an adult watching the water first among its layers of protection, then fences, self-latching gates, covers and alarms, and a phone close by to call 911.

Why is home insurance so expensive in Florida, and how can I lower it?

Hurricane wind is the main cost in a Florida home policy, and the price is set by the address, the age and shape of the roof and how the house is built, so it can differ a great deal between two homes on the same street.

Where should a family with children live in Florida?

Start with the school, because in Florida the address decides it. The state grades its public schools and every school district from A to F each year; for 2025-26, 34 of the 67 districts were graded A, 23 B and 10 C, and none D or F. A district graded A still has schools graded lower, so look up the grade of the exact school assigned to the address before you make an offer.

How much house can I afford in Florida?

What a lender measures against your monthly income is what you would pay each month, not the price of the house: the new house payment with its taxes and insurance, plus any car loan, card or other debt.
