How a loan gets arrangedIn this order
The first conversation
What you are trying to do, what you have to work with, and whether it is realistic. Half an hour on the telephone. Where you are moving from, when you need to be in, what you earn and how, and what you already own. Out of that comes a pre-approval letter, which is what a seller and an agent want to see before they take an offer seriously.
The paperwork, gathered once
A single list of what lenders will want. Send it once and it does not get asked for again. Pay stubs, tax returns, bank statements, and for the self-employed the business returns and a year-to-date statement. It is checked when it arrives, so the file that goes to the lender is complete the first time.
Where it goes
Which lenders your situation actually suits, and why, told to you before anything is submitted. A lender that is good for a salaried buyer is often the wrong one for a business owner, a second home or a condominium, and the choice is made on how each lender reads a file like yours, not on which one is nearest.
The application
Filed, chased and followed up. You are told what is happening rather than having to ask. The lender orders the appraisal and the file goes to its underwriter, the person who decides. Each week you hear where the file is and what, if anything, it is waiting on.
The conditions
Everything a lender asks for after the first yes, handled so it does not stall your closing date. An updated statement, a letter explaining a deposit, proof the old house has sold. Each one is chased the day it is asked for, because the closing date is waiting on the last of them.
The closing
Coordinated with the title company and the agent so the day runs the way it is supposed to. The closing disclosure is sent to you ahead of the day and gone through line by line, so you sign what you already understand. Then the loan funds, the deed records, and you have the keys.
He answers his own telephone. When you call about your loan, you speak to the man arranging it, not to a call center queue and not to a different person each time.
He will tell you plainly when a purchase does not work. A buyer who is stretched too thin is a buyer in trouble two years later, and he would rather lose the business than put somebody in that position.
